Whilst using the Webbington Farm Holiday Cottages property, please adhere to the following House Rules:

Maximum Occupancy: The property accommodates up to the number of guests outlined on the website.

Visitors:  No visitors are permitted to stay at the property.  If you wish to invite day guests during your stay, please contact us and an additional levy may apply.

Quiet Hours: Respect the local community and keep noise levels to a minimum especially between the hours of 11 pm-8 am.

Smoking/E-Cigarettes/Vapes: Not permitted inside anywhere in the property.  Smoking is only permitted outdoors. A fee will be charged for any violations.

Pets: Pet free both inside and outside the accommodation except for pre-approved assistance pets.

Waste/Recycling: Dispose of recycling items and general waste in the green BIFFA bins provided across the yard from the accommodation.

Fire Safety: Familiarise yourself with the fire exits, fire extinguishers and fire assembly point across the yard from the accommodation. No fireworks or Chinese lanterns permitted.

Parking: On-site parking is available to the rear of the cottages (up to 10 spaces).

Wi-Fi: Free Wi-Fi is available. Please avoid excessive downloads that may disrupt the service. Internet access at our properties is offered on the basis that it is provided for recreational use only. The password is provided in the accommodation on the notice board.

Furniture & Fixtures: Please do not re-arrange furniture or remove items from the property.

Decorations: Decorations are allowed, but no hanging of decorations on any walls internally or externally.

Outdoor Furniture: Return patio furniture to original place.

BBQ/Grill: If used please clean after use.

Damages: Accidents happen! Please report any damages or breakages immediately so we can address them. Guests are responsible for any damage or loss to the property during their stay.

Hot Tub Room: For Tiarks cottage guests and multiple group bookings. Separate terms and conditions agreement to be completed/signed before arrival.

Party Barn: For group bookings – separate terms and conditions agreement to be completed/signed before arrival.

EV Charging: See separate policy.  Two EV chargers are available on site using TapElectric app. You are not permitted to use domestic power sockets to charge an electric or hybrid vehicle, including electric bikes and scooters.

Children/Group: You are responsible for the supervision of all members of your party including those under the age of 18 at all times.

Drones: Drones or unmanned vehicles are not to be used on or from our site without prior permission.

Departure Checklist:

Cleaning: Leave the property in a tidy condition. Basic cleaning products are provided for your use. Dishes, pots/pans, cookware, crockery, glasses, utensils to be put on a hot wash in the dishwasher before check-out.

Laundry: Strip beds (top pillow case, bottom fitted sheet, duvet cover, large and small towels, tea towels, bath mats etc). Please put in individual marked laundry bags in dining area. Please leave under pillow cases, pillows, mattress covers & bed spreads on each bed. Leave any unused towels in a pile.

Security: Close/lock all windows, roof lights, doors and leave keys in cottage door as you depart.
